Run one tenancy from start to move-out.
Who can use it
See tenants and tenancies to view. Add tenants and run tenancies to start it, record notice, add occupants and invoice meter use. Record meter readings (also Maintenance and Staff) to add readings.
How to start a tenancy
Select Start tenancy. The unit gets one long booking (stay type Long) for the whole period, and a monthly billing schedule makes the rent invoice on the billing day. The first and last months are charged for the days stayed.
How to bill metered utilities
- Add a reading for each meter when the tenant moves in, then each month.
- Select Invoice meter use. Use between readings times the price per unit becomes a draft invoice; those readings are marked Billed.
How to handle notice and move-out
- Under Notice to leave, enter when notice was given and, if agreed, the last day (otherwise the notice period decides it). Select Record notice.
- The booking's check-out and the billing end move to that day.
- On the day, use Move-out check at the front desk to record keys, meters and the checklist.
Fields and columns

| Meter readings | Each reading, who took it, and whether it has been billed. A reading lower than the last one is refused. |
Statuses and automation
- The booking's amount is the monthly charge spread over the nights, month by month, so profit and loss and occupancy match the invoices.
- A yearly increase raises rent and service charge on each anniversary, for invoices from then on.
- Emails to the tenant are added to their communication log below.

FAQs
Can I change the rent of a running tenancy? Record notice and start a new tenancy, or let the yearly increase apply. Drafts can be edited freely.
